DOGGY DAY CARE AND BOARDING BUSINESS ONLY

This business is a growing, full service dog care facility featuring cage-less daycare and boarding. Located in Hollywood, Florida and serves a South Florida market .

Currently caring for approximately 20-25 dogs per day. Once accepted into the dog care program, most clients bring their dog(s) on a regular basis. A client may choose to “pay as they go” for each day of daycare, or purchase a package of daycare visits at a discounted price. Approximately 70% of the clientele - those who uses the services most frequently - are enrolled in an annual Membership program, thus guaranteeing a strong base of committed clients. Additional income is from overnight boarding. There is room for grooming but it is not utilized at this time.

The facility is approximately 10,000 square feet in total area, and consists of a 3,500 square foot indoor space and a 6,000 square foot fenced yard. Shares a 3,000 square foot parking lot with the landlord’s adjoining building. The lease payment is $2,750 per month (not including utilities) and is increased by 5% each year the lease is renewed. There are two (2) years remaining under the current lease, with a renewable option of five (5) more.

The large, 6,000 square foot outdoor space is newly landscaped and outfitted with an in-ground dog swimming pool, play and exercise equipment, special shaded lounging areas, and other park amenities for the dogs’ comfort and enjoyment.

Clients currently have a choice of home-like, cage-less boarding or private luxury suites with staff on premises 24/7/365.

The facility is completely enhanced and refurbished - indoors and outdoors - with particular emphasis given to design, and inspired by Miami’s mid-century modern and tropical deco architecture.

Complete turnkey business; all of the hard work during the first year of operation is complete (i.e. facility design and renovations, institution of new staff operating procedures, creation of logo and collateral marketing materials, drafting with attorney of all client agreements and waiver; etc.)

Current owner willl provide a comprehensive transition and is available to stay on to manage and/or continue to operate the business for a negotiable perod of time.  Regardless, continuity of personnel is assured as both daytime and evening supervisors are eager to remain with the business under the new owner.
